Huntsville Council approves reduction in residential Development Charges

Huntsville Council has approved a phased approach reduction in residential Development Charges (DCs), with the full discount taking effect in 2029.

During the Dec. 9 council meeting, the updated DCs By-law for 2025 was passed.

Officials say a 25 per cent reduction in residential DCs will take effect starting in 2025, with a phased approach that will allow development time to adjust to the price increase.

According to Town officials, to promote balanced growth, the new DCs By-law includes exemptions for secondary suites and continues to exempt affordable housing projects.

Officials say for non-residential development, the full rate will be phased in over a period of five years.

“The updated by-law includes charges that represent an increase of $1,160 per unit for single and semi-detached houses and an increase of $14.22 per square meter for non-residential construction in 2025,” say officials.

Officials add DCs will be adjusted annually based on the non-residential building construction price index.

DCs are government fees charged to property owners or developers for new residential or commercial developments to assist them in covering the costs required for services for the new development.
